Insurance underwriting & claims

Interior condition, safety-compliance and maintenance signals per property — the rating factors insurers price on, for the private rented sector public data doesn't reach. Baseline condition at each tenancy change also validates claims (wear vs. damage).

Valuation & AVMs

Condition and feature inputs that enrich automated valuation models and property records, reducing reliance on physical surveys and adding longitudinal inspection history.

Property analytics & research

Structured condition, defect, contents and maintenance data at scale — 34.7 million rated elements — for market analytics, portfolio benchmarking and research.

Continuously refreshed

Because inspections recur across the tenancy lifecycle, condition and occupancy update on real evidence rather than a one-off snapshot.

Request the data catalogue

The catalogue sets out all 93 tables, all 1,339 fields, the 42 reference lists, the full insurance rating-factor mapping and delivery options. Released after this short form so we know who we're sharing the data with — no anonymous downloads.

No personal data or live records are supplied. Tenant contact details are excluded; data is anonymised and location is region-level.

Property data FAQs

What does the structured data contain?

93 relational tables across 10 subject areas — the property register, every inspection report type, room-by-room structure (walls, floors, ceilings, doors, windows), fixtures, fittings and contents, safety devices and utilities, condition and maintenance issues, and block management. 1,339 columns in total, all documented in the catalogue.

How does it map to insurance rating factors?

Directly for property type, detachment, bedrooms, working smoke/CO detectors and intruder alarms, and rental value; as strong signals for the condition-driven perils — general state of repair, damp and escape-of-water, roof/exterior condition, glazing and occupancy/voids. The catalogue includes the full rating-factor mapping, and is honest about what isn't held (e.g. year of construction, rebuild cost, applicant details).

Does it contain personal data?

No personal data or live records are supplied. Tenant name/contact tables are excluded from the commercial dataset; data is anonymised and location is expressed at region level.

How large and how current is it?

906,000 properties, ~1.9 million inspection reports, ~13 million rooms and ~34.7 million rated building elements and contents, ~1.46 million safety devices and ~995,000 meter records — refreshed continuously as new inspections complete.

How is it delivered?

As flat files or tabular exports, an API/feed, or secure data sharing — with custom slices by region, property type, subject area or field set. Request the catalogue to see every table and field.
